Tapi, the leading property maintenance platform across Australia and New Zealand, has unveiled the world’s first Property Maintenance Index (PMI)—a quarterly benchmark that finally brings clarity and transparency to one of the most unpredictable aspects of property management.


Drawing on data from hundreds of thousands of maintenance jobs managed through the Tapi platform, the PMI delivers unprecedented insight into rental property upkeep—revealing what’s breaking, when it’s happening, and how much it typically costs to fix.


The first edition of the PMI breaks down four key maintenance categories—plumbing, appliances, structural and electrical—offering average cost ranges, job frequency data, and seasonal patterns to help property professionals stay one step ahead.
